When I worked this in a big office we did optimizations but the trends were kinda funny. My findings were that IAQ was good except at 10pm and that IEQ was good all day and we'll below decibel targets until 10pm.

My big take away was to make sure night time cleaning crews had breathing and hearing protection. I have no pen, no mask, no muffs!

I want the random number locks... I'd prefer them to be barely smart enough. The WiFi bits scare me.

Does your smart scenario have schedules and motion sensors?

You can use scheduling to clean up after your less attentive humans. Also, any LED replacement will mitigate bills to a degree.

You could wire in some kind of motion sensor or drop one near by to cause magic for the average humans in the place.

Since you're a little stuck, keep in mind (my "professional" HVAC lessons learned advice here) that any elegant solution probably was overthought to hell and back or found by luck or even lucky trial and error.

I like cameras. Otherwise you're looking at something like a "roll up door contact" and some water proof conduit maybe. That way you can monitor it on a plugged in device.
