I've currently got an Z690 board with the i7-12700k and 64gb of ddr4, with an RTX 3070 To. Obviously a gaming rig but I ONLY play two flight sims. MSFS2020 and DCS. Neither of which will run as well as id like fps wise, although DCS is getting close with their latest multi threaded and DLSS updates.

Anyways, I'm considering maxing out this z690 and grabbing either a 14th gen i7 or i9 and another 64gb memory to max it out to 128.

Do you think I'll notice any improvements between a 12th Gen i7 and a 14th gen i7 or i9?

I wouldn’t upgrade without upgrading your gpu first. The 4070ti will most likely max out your 12700kf and a 4080 the 12700kf will start to be the bottleneck. One of those two is the best options for an upgrade here. Not sure why you would need 128gb of ram if your just gaming? Size doesn’t help at all with fps. You would see a 20% increase in fps with 32gb of tuned B-die after the gpu upgrade of course.

Nope, no reason. Better off upgrading that GPU, it's the bottleneck.

All OP plays are flight sims which are CPU intensive. The CPU is the bottleneck and will give him the biggest results.
