See here is where you're confused. The bank he got the underwriting form (a loan in this case) was lied to (fraud on Donalds part) about 22,000sqft of Real-estate. He should have only gotten a loan proportionate to 11,000 sqft not 33,000 sqft

Next time you have a 11,000 sqft place to sell, don't inflate the square footage to 33,000 sqft
